The short answer

Selling a home in Kingwood Glen

Selling a home in Kingwood Glen starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $288,249 for Kingwood Glen, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. Seller preparation

What Kingwood Glen buyers will ask, and what to have ready

  1. MUD and ESD taxes, no city line

HAR's tax tables list Harris County MUD 109 for Kingwood Glen and Harris County MUD 151 for Kingwood Glen Village, both with ESD 46, Humble ISD and the Harris County units, and no City of Houston. Adopted 2025 rates per $100: MUD 109 0.4350, MUD 151 0.2980, ESD 46 0.1000, Humble ISD 1.1052, Harris County 0.38096, Hospital District 0.18761, Lone Star College 0.1060, Flood Control 0.04966, Port 0.0059, Department of Education 0.0048. With MUD 109 those add to about 2.37 per $100 before exemptions; with MUD 151, about 2.24.

    • Homestead exemption: $140,000 off the school taxable value; buyers apply with HCAD after closing, before the first anniversary of buying.
    • The seller's bill reflects the seller's value and exemptions, not yours. Your bill starts from the new appraised value.

What buyers will do: Pull the HCAD account for the exact address and confirm which MUD, ESD and city status apply before you set a budget.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Which association, and what it charges

Kingwood Glen Village Community Association, Inc. is managed by FirstService Residential. Its dues are not published, but the 2024 certificate lists a $340 transfer fee and a $375 resale certificate. Because the certificate covers parts of Kingwood Glen, Kings River and Atascocita Town Center, and Parkside at Kingwood Glen has its own HOA filing, confirm which association, or associations, bill the address.

    • Ask whether the address qualifies for KSA park access; the village is not on KSA's member list.

What buyers will do: Order the resale certificate early in the option period and read the assessment, any special assessments and the fine policy.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. Flood research near Lake Houston

We found no published count of Harvey flood damage specific to Kingwood Glen. Harvey (2017) hit the Kingwood area hard after Lake Conroe releases of nearly 80,000 cfs, and the May 2024 flood brought releases of 71,835 cfs, the most since Harvey. Kingwood Glen sits on the 77346 side near West Lake Houston Parkway, so check the specific lot rather than relying on what neighbors say.

    • Ask the seller for the flood disclosure, any insurance claims history and any elevation certificate.
    • Price flood insurance even if the lot is outside the mapped high-risk zone.

What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool, and get a flood insurance quote during the option period.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
