The short answer

Selling a home in South Woodland Hills

Selling a home in South Woodland Hills starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about flood history and insurance, association dues and fees and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Market data

South Woodland Hills home values and market activity

HAR does not publish a single neighborhood fact sheet that matches South Woodland Hills, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What South Woodland Hills buyers will ask, and what to have ready

  1. Ask about May 2019, not just Harvey

Patch reported that the May 2019 storm flooded many homes in the Elm Grove and Woodland Hills areas that had never flooded before, without a count or a North/South split. Harvey (2017) hit Kingwood hard after Lake Conroe releases of nearly 80,000 cfs. HCFCD's Kingwood Diversion Ditch, west of Woodland Hills Drive, is in design, with a $5 million TWDB grant approved in January 2026 for its first phase.

    • Ask the seller for every flood event, insurance claims and any elevation certificate.
    • Price flood insurance even outside a mapped high-risk zone.

What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool, and get a flood insurance quote in the option period.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Village plus trail association

South Woodland Hills Village Community Association is managed by Spectrum Association Management; the Woodland Hills Trail Association bills separately through Sterling ($103 for 2023, the latest amount posted). Spectrum's certificate lists a $200 administrative transfer fee and a $375 resale package, ordered through HomeWiseDocs.

    • Pool tags need assessments paid to zero.
    • Deed restrictions are posted for Sections 1, 2, 4, 6, 10, 11 and 12; Section 7's were not posted.

What buyers will do: Order the resale package early and ask the title company to collect a separate statement from the trail association.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. A 1970s home on a legal puzzle

Most homes date from the 1970s; builders cited for Woodland Hills include Perry, Benchmark, Dollar and Ryland. Some homes that look like South Woodland Hills are legally in Kingwood Place Village and pay that association instead. Plan the inspection around age: plumbing, electrical panel, roof, HVAC and drainage around the slab.

    • Match the legal description to the association before the option period ends.
    • A standard inspection does not cover buried drain lines; consider a sewer scope.

What buyers will do: Hire a TREC-licensed inspector and confirm the subdivision and section on the title commitment.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
