The short answer
Selling a home in Lake Houston
Selling a home in Lake Houston starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $588,713 for Kingwood Kings Point Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about lake and waterfront rules, flood history and insurance and property taxes, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What buyers like about Lake Houston
These are the sourced facts we lead with in your listing and marketing.
- A free public boat ramp
TPWD lists Alexander Deussen Park on the lake's south side as the no-fee public ramp, with two ramps (eight lanes) plus a sailboat ramp; the 309-acre county park also has a T-pier, trails and fishing access.

- A 5,000-acre city park to the north
Lake Houston Wilderness Park in New Caney has more than 20 miles of trails, equestrian trails, a nature center and the only overnight camping, cabins and lodges in Houston's park system.
- Fishing
TPWD lists blue catfish as the lake's top sportfish, along with largemouth bass, white bass, white crappie and bluegill.

- Many kinds of neighborhoods around one lake
Homes around the lake range from 1970s Kingwood villages inside the City of Houston to 2010s west-shore communities in unincorporated Harris County, with very different lot sizes and values.

- Ongoing lake investment
Officials say about $175 million has gone to Lake Houston dredging since Harvey, and a Lake Houston Dredging and Maintenance District began planning in August 2026.
What buyers weigh
- A reservoir built for water, not floods
HCFCD says Lake Houston provides little flood storage. The dam's existing gates release about 10,000 cubic feet per second, and the planned 11-gate expansion had a funding gap of about $80.6 million in December 2025.

- Documented floods around the lake
ABC13 reported estimates that as many as 5,000 Kingwood homes were destroyed in Hurricane Harvey (2017), and KHOU's aerial footage showed dozens of flooded homes in the Huffman area during Tropical Storm Imelda (2019).

- Waterfront paperwork and fees
Piers, docks and bulkheads need City of Houston permits, each lakefront lot may have one pier, and a docked boat needs an annual city vessel license ($65.04 plus a $33.56 admin fee).

- Flood maps are being redrawn
FEMA sent draft Harris County map data in February 2026, the first countywide update since 2007, with appeals planned for 2027 and approval expected in November 2028.

Seller preparation
What Lake Houston buyers will ask, and what to have ready
Before you buy on the shoreline
The City of Houston owns the lake and permits everything built on it, wherever the house sits. Building or majorly repairing a pier, dock, boathouse or bulkhead needs a city permit with a plat and plans; a bulkhead permit starts at $130.08 for the first 100 linear feet plus a $33.56 admin fee, and bulkheads are inspected periodically. The city also lowers the lake at times for inspections or dam work, as it did by 12 inches in October 2023.
- Applications go to the city's Lake Houston Office, 22627 W. Shorewood Loop Dr., Huffman (inspections 832-395-6620)
- Floating debris along a lot is the owner's or HOA's responsibility
What buyers will do: Ask the seller for every pier and bulkhead permit, inspection and pier tag, and order a survey that shows the bulkhead and pier.
What to have ready: Permits and records for any dock, bulkhead or shoreline work, and the association’s lake or waterfront rules.

River flooding, lake backwater and the dam
About 2,828 square miles drain into Lake Houston, and the reservoir holds little flood storage. ABC13 reported estimates that Harvey (2017) destroyed as many as 5,000 Kingwood homes, and KHOU reported dozens of flooded homes in the Huffman area in Imelda (2019). The City of Houston and the Coastal Water Authority plan to raise the dam's release capacity from 10,000 to 79,000 cubic feet per second, with construction reported for 2028 to 2030, while SJRA and the cities of Houston and Humble study how the two lakes are run. Risk differs by street and elevation, so each home needs its own check.
- Ask for the seller's disclosure, an elevation certificate and the FEMA claims history the seller can request
- Price flood insurance even outside a mapped high-risk zone
What buyers will do: Search the address on FEMA's Map Service Center and the Harris County FEMT, compare the MAAPnext draft, and get an insurance quote before the option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Three tax setups around one lake
Kingwood homes pay the City of Houston ($0.519190 per $100 for 2025); homes in the City of Humble pay its $0.258171 rate; unincorporated Atascocita and Huffman homes usually add a MUD and an ESD instead (ESD 46 is $0.10). School taxes differ too: Humble ISD $1.1052, Huffman ISD $1.0637 and Crosby ISD $1.2241 for 2025. Harris County ($0.38096) and the Flood Control District ($0.04966) apply throughout. Your bill will be based on the new assessed value, not the seller's.
What buyers will do: Pull the HCAD account for the exact address and add every unit listed before comparing homes on different sides of the lake.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
