The short answer
Selling a home in Huffman
Selling a home in Huffman starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about flood history and insurance, road projects and routes and property taxes, so the preparation below is built around those questions, each with the source we used.

Market data
Huffman home values and market activity
HAR does not publish a single neighborhood fact sheet that matches Huffman, so we price from MLS sales of homes like yours instead.
What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh
- Imelda flooding in 2019
During Tropical Storm Imelda in September 2019, KHOU reported rising floodwater in the Lochshire neighborhood near Luce Bayou and dozens of flooded homes seen from the air.
- A cancelled flood project
HCFCD's Huffman Area Drainage Analysis recommended a Luce Bayou bypass channel, but the district says it was cancelled and is not expected to resume without community support.
- Years of road construction
The FM 2100 work began in February 2022 with completion expected in fall 2026, and Huffman Fire Department officials told ABC13 in November 2025 that the work zone slows their trucks.

Seller preparation
What Huffman buyers will ask, and what to have ready
Luce Bayou, the East Fork and Cedar Bayou
HCFCD's Huffman study area, roughly the Huffman ISD boundary, drains to three watersheds: Luce Bayou, the East Fork San Jacinto River and Cedar Bayou. In Imelda (September 2019), KHOU reported rising water in Lochshire, near Luce Bayou, and dozens of flooded homes seen from the air. The proposed Luce Bayou bypass channel was cancelled; HCFCD is working with TxDOT on minor drainage improvements along FM 2100. Homes on the same road can face different risk, so research the specific lot.
- Ask for the seller's disclosure, any elevation certificate and the FEMA claims history the seller can request
- Price flood insurance even outside a mapped high-risk zone
What buyers will do: Search the address on FEMA's Map Service Center and the Harris County FEMT, and check the nearest Luce Bayou or East Fork gage on the Flood Warning System.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

FM 2100 and FM 1960
FM 2100 is Huffman's main north-south road, and TxDOT has been widening it from two lanes to four divided lanes between Huffman-Cleveland Road and FM 1960 since February 2022, with completion expected in fall 2026. FM 1960 leads west over the McKay Bridge to Atascocita, where TxDOT finished widening FM 1960 in early 2026. A separate TxDOT project covers FM 2100 north of Huffman-Cleveland Road to SH 99.
What buyers will do: Drive your daily route at the hours you would travel it, and ask whether the home's frontage or driveway is affected by the FM 2100 right of way.
What to have ready: Nothing to fix here, but know the current road projects and routes so you can answer questions accurately.

Unincorporated taxes and the ISD line
Huffman has no city tax. Homes pay Harris County units (county $0.38096 and Flood Control District $0.04966 for 2025), a school district (Huffman ISD $1.0637 or Crosby ISD $1.2241 for 2025, depending on the address) and ESD 4 ($0.10 for 2025, Harris County Tax Office). Some subdivisions may also have a utility district. The seller's bill reflects the seller's value and exemptions, not yours.
What buyers will do: Look up the exact address on HCAD, list every taxing unit including any MUD, and confirm the school district with Huffman ISD or Crosby ISD.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
