The short answer
Selling a home in Magnolia
Selling a home in Magnolia starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $636,000 for Mostyn Manor, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, the age and upkeep of the homes and school assignments, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Seller preparation
What Magnolia buyers will ask, and what to have ready
City limits, MUDs and the ESD decide the bill
A Magnolia mailing address does not mean the home is inside the city. Montgomery County ($0.3860 per $100), the Hospital District ($0.0458), Magnolia ISD ($0.9325) and Lone Star College ($0.1058) apply broadly (2026 rates). Inside the city add $0.2234; outside, many homes add a MUD such as Magnolia East MUD ($0.6225), and ESD 10, the Magnolia Fire Department district, is $0.0963 where it applies.
- Montgomery County gives a 20% homestead exemption; school districts give $140,000, plus $60,000 more at 65 or with a disability.
- The city grants a 1% homestead exemption and $25,000 for owners over 65.
- The seller's bill reflects the seller's exemptions and capped value; your first bill starts from the new appraisal.
What buyers will do: Check the city limits map and the MCAD record for the address, list every taxing unit, and total the 2026 rates before you make an offer.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Who supplies the water and takes the wastewater
Inside the city, water comes from city wells in the Evangeline aquifer and the city handles wastewater and trash. Outside, a home may be on a MUD or on its own well and septic system. The state advises testing well water before purchase and every year, and septic permits are held by the county's TCEQ authorized agent.
- Ask the seller for the well report and any septic permit and service records.
- The Lone Star Groundwater Conservation District maps registered wells in Montgomery County.
- New city connections resumed after the moratorium ended Dec. 14, 2025; ask the city about the current connection process for land you plan to build on.
What buyers will do: Order a well water test from an accredited lab and a septic inspection by a licensed professional before your option period ends.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

A growing district with new zones and campuses
Magnolia ISD rezoned elementary schools for 2024-25 and intermediate and junior high schools for 2025-26. Voters approved Bond 2026 (up to $465,688,326) on May 2, 2026, for High School No. 3 on FM 1486 (planned August 2030), Elementary No. 10 in Kresston (August 2028) and Elementary No. 11 (August 2029, site to be set by growth). The district says streets near its boundary can appear inside or outside on its maps.
What buyers will do: Enter the address in Magnolia ISD's School Site Locator, confirm the district on the MCAD record, and ask the district which campuses will serve the home in the year you enroll.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
