The short answer

Selling a home in The Woodlands

Selling a home in The Woodlands starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about property taxes, deed restrictions and local rules and road projects and routes, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What The Woodlands buyers will ask, and what to have ready

  1. Township tax plus your MUD, by village

There is no city tax for most of The Woodlands. A Montgomery County home pays the Township ($0.1694 per $100, adopted for 2026), Montgomery County ($0.3860, 2026), usually Conroe ISD ($0.9471 on the county's 2026 sheet) and one MUD. Woodlands Water lists 2026 rates for its ten MUDs from 0.04192 (MUD 36) to 0.24 (MUD 39). Creekside Park instead pays Harris County ($0.38096 for 2025) and its flood control and hospital districts, Tomball ISD and MUD 386.

    • School homestead exemption: $140,000, plus $60,000 more at 65 or with a disability; Montgomery County gives a 20% homestead exemption.
    • The seller's bill reflects the seller's exemptions and capped value. Your bill starts from the new appraised value and your own exemptions.
    • Windsor Lakes is inside the City of Conroe and part of Grogan's Forest is in Shenandoah, so those bills include a city tax.

What buyers will do: Pull the appraisal record for the exact address (MCAD, or HCAD for Creekside Park), list every taxing unit, and total the current rates before you write an offer.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Covenants differ by village, and past work transfers to you

Homes fall under one of two residential covenants: The Woodlands Community Association covenants in the older villages and The Woodlands Association covenants in the newer ones, with Indian Springs split at Falconwing Drive. Each village has a Residential Design Review Committee that approves exterior changes. The Township's guide says owners are responsible for improvements made by prior owners, so an unapproved patio cover, pool or fence becomes the buyer's issue.

    • Pools need a drainage plan and a fence with self-closing gates.
    • Tree removal is regulated and may require replanting.
    • Short-term rentals need yearly Township approval.

What buyers will do: Ask the seller for covenant approvals on additions, pools and fences, and check them with the Township's Covenant Administration before your option period ends.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

  3. Commuting depends on your side of town

The Township puts The Woodlands about 27 miles north of downtown Houston. I-45 and the Hardy Toll Road run south to downtown, and the Hardy Toll Road connects to Bush Intercontinental. The Grand Parkway runs west to SH 249 (Segment F-2) and east to US 59 (Segment G). Commuters to Downtown, Greenway Plaza, the Medical Center or the Energy Corridor can use the Woodlands Express.

    • Park-and-ride lots: Research Forest, Sterling Ridge and Sawdust.
    • Creekside Park is named for nearby Spring Creek in Harris County; College Park is on the community's northern edge near I-45.

What buyers will do: Drive your route at the hour you would actually commute, and check the Express schedule from the park-and-ride lot nearest the home.

What to have ready: Nothing to fix here, but know the current road projects and routes so you can answer questions accurately.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
