The short answer
Selling a home in Kings Manor
Selling a home in Kings Manor starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $279,230 for Kings Manor (Harris), an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, school assignments and association dues and fees, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers like about Kings Manor
These are the sourced facts we lead with in your listing and marketing.
- Early-2000s homes next to Kingwood
HAR's 2025 facts for the Montgomery County side show 621 single-family properties with a median build year of 2003, a median of about 2,170 sq ft and lots near 6,464 sq ft, newer than most Kingwood villages.

- Several home types in one area
Besides detached homes, HAR tracks Kings Manor Patio Homes, Park at Kings Manor and the Park at Kings Manor condominiums as separate subdivisions, all from about 2004.
- A MUD that posts its paperwork
Kings Manor MUD provides water and sewer and posts its Notice to Purchaser, rate order, tax-rate orders, budgets and audits on its website, so buyers can read them before closing.

- District services beyond water
The MUD's site lists Best Trash for collection and a monthly curbside household hazardous waste program.

What buyers weigh
- A MUD tax and a higher school tax rate
Kings Manor MUD's adopted 2025 rate is 0.5300 per $100, and New Caney ISD's 2025 rate is 1.2552 per $100, compared with Humble ISD's 1.1052 in most of Kingwood.

- Split between two counties
The MUD says the district covers about 234 acres in Montgomery County and about 96 acres in Harris County, so appraisal district, county rate and flood tools depend on which side the home is on.

- Outside the City of Houston
The MUD describes the district as unincorporated land in Houston's extraterritorial jurisdiction, so city services and city rules do not apply the way they do in Kingwood proper.

- Single-family HOA details are hard to find
No management certificate for a Kings Manor single-family association appears in the state registry, and dues are not published; the MUD site points new residents to Prestige Association Management.

Seller preparation
What Kings Manor buyers will ask, and what to have ready
Count the MUD, the county and New Caney ISD
Kings Manor has no city tax. Its units are Kings Manor MUD (0.5300 per $100, 2025 adopted; the MUD held its 2026 rate hearing Oct. 8, 2026), New Caney ISD (1.2552, 2025), Lone Star College (0.1060, 2025) and the county. On the Montgomery side add Montgomery County (0.3770, 2025), its hospital district (0.0473, 2025) and ESD 6 (0.1000, 2025), about 2.42 per $100 in all before exemptions if each of these units is on the account. The Harris side uses Harris County's units instead (county, flood control, hospital, port, Department of Education), about 2.52 before exemptions.
- File your homestead exemption once you live there; the school district exemption is $140,000 under current law.
- The seller's tax bill reflects the seller's exemptions and value, not what you will pay after a sale.
What buyers will do: Look up the property's account on MCAD or HCAD to see its exact taxing units, and read the MUD's Notice to Purchaser before you sign.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

New Caney ISD, and zones that have shifted
Kings Manor is in New Caney ISD, not Humble ISD. The district's 2026-27 street listing assigns Kings Manor streets to Woodridge Forest Middle, and trustees approved new attendance zones for 2026-27 that moved an estimated 375-425 students. Community Impact's 2021 profile named a different high school than some current listings show.
- Look up the exact street, not the subdivision name.
- Check the zone for the school year you will actually enroll.
What buyers will do: Confirm every assigned campus for the address with New Caney ISD before you make an offer that depends on it.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Know which association you are buying into
Detached homes, patio homes and condominiums here have different associations. The MUD site sends new single-family residents to Prestige Association Management, while the Park at Kings Manor condominiums are managed by SBB Management, whose May 2025 certificate lists a $375 resale certificate and a $340 transfer fee. Single-family dues are not published, so they vary and must come from the association.
- Check the legal description to see whether the home is single-family, patio home or condominium.
- Order the resale certificate early; it shows dues, special assessments and any violations.
What buyers will do: Get the resale certificate and the governing documents for the home's association and read them during the option period.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
