Market data
North Woodland Hills home values and market activity
HAR does not publish a single neighborhood fact sheet that matches North Woodland Hills, so we price from MLS sales of homes like yours instead.
What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh
- Documented recent flooding nearby
Patch reported that the May 2019 storm flooded hundreds of Kingwood homes, many in the Elm Grove and Woodland Hills areas that had never flooded before.
- Tight exterior rules
The architectural guidelines require approval for any exterior painting, even the same color, limit colors to set shades, cap fences at 6 feet 6 inches, and require approval to remove live trees.
- Two bills, one unpublished
Owners pay the village association and, separately, the Woodland Hills Trail Association ($103 for 2023, the latest posted); the village assessment is not published.
- 1970s housing stock
Woodland Hills Village's median build year is 1977 per HAR, so plumbing, electrical, roofs and HVAC deserve close inspection.
- A few homes across the county line
HAR counts 35 Woodland Hills Village homes in Montgomery County, and its tax table for that portion lists New Caney ISD rather than Humble ISD.
Seller preparation
What North Woodland Hills buyers will ask, and what to have ready
Woodland Hills flooded in May 2019
Patch reported that the May 2019 storm flooded hundreds of Kingwood homes, many in the Elm Grove and Woodland Hills areas that had never flooded before; it did not separate North from South. Harvey (2017) also hit Kingwood hard. HCFCD's 2020 study placed the Kingwood Diversion Ditch west of Woodland Hills Drive and recommended moving it into design; TWDB approved $5 million in January 2026 for its first phase, still in design.
- Ask the seller about every flood event, including May 2019, plus claims history and any elevation certificate.
- A home that never flooded before 2019 can still have flooded then; price insurance either way.
What buyers will do: Check the address on FEMA's map, the Harris County Flood Education Mapping Tool and MAAPnext's draft maps, and get a flood insurance quote in the option period.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Approval before paint, fences or trees
North Woodland Hills' architectural guidelines require Architectural Control Committee approval for any exterior paint (with two color samples), roof, fence or addition, and an approved application before removing a live tree. The ACC answers within 30 days, and an application not acted on in 30 days is deemed approved unless it violates the covenants. Boats, RVs and inoperable vehicles may not be kept in view.
- Village association managed by Sterling ASI; separate trail association bill, $103 for 2023.
- Protective covenants are posted for Sections 3, 5, 7 and 8; Section 9's were not posted.
What buyers will do: Read the guidelines and the covenants for the home's section before you plan a repaint, new fence or tree work.
What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

County line and school district
Most North Woodland Hills homes are in Harris County, the City of Houston and Humble ISD; the association lists Woodland Hills Elementary, Kingwood Middle and Kingwood Park High. A few homes are in Montgomery County, where HAR's tax table lists New Caney ISD and Montgomery County units instead. School assignments can change, and the tax units decide your bill.
- Harris County homes appraise with HCAD; Montgomery County homes with MCAD.
- Homestead exemption: $140,000 off school taxable value; apply after closing.
What buyers will do: Confirm the county on the appraisal district record and the assigned schools with the district's lookup for the exact address.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
