The short answer
Selling a home in Woodstream
Selling a home in Woodstream starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about association dues and fees, deed restrictions and local rules and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Market data
Woodstream home values and market activity
HAR does not publish a single neighborhood fact sheet that matches Woodstream, so we price from MLS sales of homes like yours instead.
What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh

Deed restrictions, guidelines, pool rules and the assessment amount are not posted publicly online, so the resale package is where you will first see them.

- New management company
Spectrum Association Management's September 2025 certificate replaced FirstService Residential's November 2024 certificate, so older listing details may name the wrong manager.

- KSA park access needs confirming
The village site says residents may use all Kingwood parks and the boat docking stations, but Woodstream does not appear on KSA's member list, and KSA issues K-Stickers to residents of member associations.

- Three names for one place

Seller preparation
What Woodstream buyers will ask, and what to have ready
Spectrum-managed, few public documents
Woodstream Community Association, Inc. covers plat Sections 1 through 7 and has been managed by Spectrum Association Management since its September 2025 certificate. The assessment, deed restrictions and pool rules are not posted online, so the resale package is where you will see them. KSA membership is not shown on KSA's list, even though the village says residents may use Kingwood parks.
- Resale package $375 and administrative transfer fee $200, ordered through HomeWiseDocs.
- Ask the association in writing how residents obtain K-Stickers.
What buyers will do: Order the resale package at the start of the option period and request the full deed restrictions, guidelines and current budget with it.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Mills Creek Village on the paperwork
The 2024 certificate calls the subdivision 'Woodstream commonly referred to as Mills Creek Village', and HAR tracks it as Kingwood Mills Creek Village. A Woodstream Drive address in 77339 is in Trailwood Village, not here. The declaration has been amended twice and supplemented several times, with section-by-section supplementary declarations.
- Pull comparable sales under the HAR name Kingwood Mills Creek Village.
- Read the supplementary declaration for the home's section.
What buyers will do: Check the legal description and section on the title commitment and match it to the recorded declarations before the option period ends.
What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

- Ask the seller for the flood disclosure, insurance claims and any elevation certificate.
- Price flood insurance even outside a mapped high-risk zone.
What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool, and get a flood insurance quote during the option period.
