Michael’s Take Broker opinion, based on the sourced facts above

My take: Avalon Place makes the most sense for a buyer who wants a big lot near River Oaks and the West Gray shops without the River Oaks median. Since the owners association has nothing posted, I'd get the recorded restrictions early in the option period and ask the association about dues and plan review. Then look at where the lot sits relative to Westheimer construction and the watershed line before you settle on price.

Avalon Place vs. Nearby Neighborhoods

Avalon Place vs. River Oaks

Choose River Oaks and you gain: Bigger lots (11,453 sq ft median) and an association that reviews restrictions, arranges trash collection and runs a patrol.

You give up: Avalon Place's lower entry point: HAR's 2025 River Oaks median market value is $3,339,447 against $2,113,500.

Avalon Place vs. Upper Kirby

Choose Upper Kirby and you gain: Condo and townhome price points such as Lamar Tower ($421,850 median, 2025) with Levy Park next door.

You give up: Single-family houses on 9,300 sq ft median lots.

Avalon Place vs. Afton Oaks

Choose Afton Oaks and you gain: A civic club with published dues that cover a constable patrol and back-door garbage, and a lower HAR median ($1,244,511).

You give up: Avalon Place's location at Kirby and Westheimer and its larger houses (3,884 sq ft median vs 3,283).

Questions buyers ask about Avalon Place

Is Avalon Place a good place to live?

It suits buyers who want an older house on a larger Inner Loop lot at Kirby and Westheimer, with groceries, West Gray restaurants and two bus routes nearby. Check the recorded restrictions and association dues yourself, since none are posted, and research the lot's flood maps and watershed.

What are the downsides of living in Avalon Place?

The median value is over $2 million with City of Houston and HISD taxes on top, and the owners association publishes no rules or dues online. Westheimer is being rebuilt along the south side, most houses date to around 1940, and the area sits near a watershed line, so flood research by address matters.
