Michael’s Take Broker opinion, based on the sourced facts above

My take: Oak Estates is the priciest of the four subdivisions on our Highland Village page, and you're paying for a newer, bigger house right behind the shops. What I'd study is the edge: how close the lot sits to Suffolk, the RH building and the rail line. Since there's no association page, get the recorded restrictions and the permit history early.

Oak Estates vs. Nearby Neighborhoods

Oak Estates vs. Highland Village (Lynn Park and Weslayan Plaza)

Choose Highland Village (Lynn Park and Weslayan Plaza) and you gain: Lower entry points around the same center: Weslayan Plaza's 2025 HAR median is $787,921 and Lynn Park's is $1,190,849.

You give up: Newer and larger houses: those two subdivisions have 1950s median build years.

Oak Estates vs. Royden Oaks

Choose Royden Oaks and you gain: A slightly larger median house (4,806 sq ft) east of the shopping center, toward Kirby Drive and Lamar High School.

You give up: Oak Estates' larger median lot (9,120 sq ft vs 8,650) and newer median year built (1998 vs 1992).

Oak Estates vs. Tanglewood

Choose Tanglewood and you gain: Much bigger lots (16,500 sq ft median) and a flat 2026 association fee of $3,150 per lot.

You give up: Inside-the-Loop location and a lower median: Tanglewood's HAR 2025 median is $2,437,657.
