Golf Course Living in The Woodlands
Five courses at The Woodlands Country Club, two at Carlton Woods, and the villages around them. Membership is separate from the home.

Overview
The Woodlands Country Club runs 99 holes on five courses with four clubhouses; Arcis Golf bought it from Invited in May 2025 and pledged more than $30 million in improvements 1. Its Tournament Course hosted the Houston Open through 2002 and has hosted the Insperity Invitational every year since 2008 2. The club publishes Golf, Sports and Social categories but not prices 3.
Carlton Woods’ Nicklaus and Fazio courses are private; a brokerage article reports that club membership is a separate application and does not transfer with a home 4. We could not reach the club’s own site to confirm, so ask the club.
Flooding is address-specific here too: preliminary data after Hurricane Harvey counted 141 homes with flood damage in The Woodlands 5.
Where to live
Neighborhoods
On the course
Fairway, green or water views and no rear neighbor. Expect stray balls on some lots (especially beside landing zones), mowing and blowers early in the morning, cart paths and golfers within sight, and stricter rules on fences, pools and landscaping. The premium depends on the hole and the view.
Inside the community
Access to the course, trails and amenities without course-lot tradeoffs, usually at a lower price per square foot. Club membership (where offered) is the same as for course lots unless the documents say otherwise.
Nearby
A short drive to the first tee, often with lower HOA costs and no golf-related restrictions. Best if you want to play but don’t need the view.
These are general tradeoffs, not findings about any specific home. Read the deed restrictions for the home’s exact section.
Housing, HOA and course-lot facts
- Township adopted a property tax rate of $0.1714 per $100 valuation for FY2025 (adopted Sept. 5, 2024). 6
- Eight villages have village associations (Alden Bridge, Cochran's Crossing, College Park, Creekside Park, Grogan's Mill, Indian Springs, Panther Creek, Sterling Ridge); they are independent resident-led forums and all residents are considered members. 7
- Creekside: 24-hour manned-gated, about 500 acres planned for about 308 estate homes; exclusively custom architecture (French Chateau, Mediterranean, traditional Colonial influences); developed early 2000s (brokerage guide). 8
- Governs the gated community, produces resale certificates and handles architectural review (brokerage sources). 8
Does a home here include membership?
- The Woodlands Country Club: Not stated by the club or community; confirm in writing. No club or Township source found stating any home-ownership link to club membership; club membership is sold through the club's Membership Office.
- The Club at Carlton Woods: No club rights come with the home. A Woodlands brokerage article states club membership is invitation-based and separate from the real estate purchase; buyers do not inherit a seller's membership. Not confirmed on the club's own site (blocked to crawler). Treat as broker-confirm.
Confirm in writing with the club and in the resale certificate before your option period ends. How membership and home ownership work.
Flood research
No golf community is flood-free, and a course’s history doesn’t tell you about a specific home. Look up the exact address on the tools below, ask the seller for the Texas flood disclosure and any claims history, check the elevation certificate if there is one, and get a flood insurance quote before your option period ends.
Market information
We publish sold-price statistics only from authorized MLS data with the period and sample size stated. For current prices on and off the course, ask for a golf community market analysis; it compares recent sales on the same course and the same type of lot.
