The short answer

Selling a home in Anniston

Selling a home in Anniston starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $162,041 for Anniston, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, ongoing construction and builder warranties and association dues and fees, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Anniston buyers will ask, and what to have ready

  1. MUD 539 and its new bonds

Anniston has no city levy on HAR's table. 2025 adopted rates per $100 (Harris County Tax Office): Katy ISD $1.1171, Harris County $0.38096, Flood Control $0.04966, Hospital $0.18761, Port $0.0059, Department of Education $0.0048, Waller-Harris ESD 200 $0.10 and HC MUD 539 $1.50 ($1.25 operations, $0.25 debt). MUD 539 planned a $20.9 million Series 2026 bond sale, which adds to the debt the tax repays.

    • School homestead exemption: $140,000.

What buyers will do: Pull the HCAD record, read the MUD notice before you sign, and estimate taxes on your price; ask what value a new home's current bill is based on.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. New sections, amenities and one builder's terms

Section 21's drainage and utility plans were approved for bidding in August 2026, and Lennar shows a Fairway II collection as coming. Amenities such as the lake and recreation center are described as planned. Lennar posted price cuts on some homes with no terms shown.

What buyers will do: Ask Lennar which amenities are open, which are scheduled, and which lots back onto future construction, and get the warranty and any price reduction in the contract.

What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

  3. Anniston Community Association and KRJ

KRJ Management (713-600-4000) manages the Anniston Community Association, which held its 2026 annual meeting at Youngblood Elementary. No official page states the assessment or transfer and capital contribution fees; Lennar's page shows a figure without a period.

What buyers will do: Ask KRJ for the resale certificate or the builder's HOA disclosure and confirm dues, closing fees and rental rules before the option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
