The short answer

Selling a home in Atascocita Shores

Selling a home in Atascocita Shores starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about lake and waterfront rules, flood history and insurance and property taxes, so the preparation below is built around those questions, each with the source we used.

Market data

Atascocita Shores home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Atascocita Shores, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Atascocita Shores buyers will ask, and what to have ready

  1. Pier, bulkhead and boat paperwork

Lake Houston belongs to the City of Houston, so lake structures follow city rules even here in unincorporated Harris County. A pier, dock, boathouse or bulkhead built or majorly repaired needs a city permit with a plat and plans, bulkheads are inspected periodically, and a docked boat needs an annual city vessel license, and the pier must display its metal pier tag. Floating debris along the shore is the owner's or association's job, and the Coastal Water Authority treats invasive plants only to protect the city's intakes.

    • Applications are made in person at the city's Lake Houston Office in Huffman; inspections 832-395-6620
    • Marina access through ACIA is a separate $50 annual pass for 2026

What buyers will do: Ask the seller for permits and inspection records for the pier and bulkhead and order a survey that shows both.

What to have ready: Permits and records for any dock, bulkhead or shoreline work, and the association’s lake or waterfront rules.

  2. Shoreline homes and lake operations

Homes here sit beside a reservoir that HCFCD says holds little flood storage, and HCFCD's Atascocita drainage study notes Lake Houston backwater affects much of the area. The City of Houston and the Coastal Water Authority plan 11 new dam gates, with construction reported for summer 2028 to winter 2030, and a joint study with SJRA and the City of Humble is looking at how the two lakes are operated. The specific home's elevation and flood history matter.

    • Ask for the seller's disclosure, an elevation certificate and the FEMA claims history the seller can request
    • Sign up for Flood Warning System alerts and watch the CWA's posted lake level

What buyers will do: Search the address on FEMA's Map Service Center and the Harris County FEMT and get a flood insurance quote early.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  3. Unincorporated, with a district to confirm

Atascocita Shores has no city tax. A Section 2 parcel on HCAD carries Harris County units, Humble ISD ($1.1052 per $100 for 2025), ESD 46 ($0.10) and HC MUD 132 ($0.06877); listings in other sections note a MUD disclosure, so confirm the district for the specific address. The seller's bill reflects the seller's exemptions and value, not the bill you will get.

What buyers will do: Look up the exact address on HCAD and confirm the utility district before you estimate taxes.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
