What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh

  • Mandatory club dues on top of the HOA

The club's January 2026 HOA presentation lists 2026 social dues of $96.89 a month plus admin fees and taxes for Walden homes, and unpaid dues can become liens.

  • Dues and documents are hard to see in advance

Seller preparation

What Walden on Lake Houston buyers will ask, and what to have ready

  1. Add the club to the HOA

Owning in Walden means three cost lines: the Walden CSA assessment (not published; read it on the resale certificate), mandatory club social dues ($96.89 a month for 2026 plus admin fees and taxes, per the club's January 2026 presentation), and closing fees that include a $1,515.14 capitalization fee and a $200 transfer fee. The club owner's own presentation mentions possible future assessments, and a social membership cannot be resigned while you own the home.

    • Full golf privileges are a separate paid upgrade
    • Ask whether any club or HOA balance is past due on the seller's account

What buyers will do: Get the resale certificate and a club statement for the address, and add both monthly charges to your payment estimate.

What to have ready: Recent utility bills and any HOA, MUD or district statements so buyers can budget the real cost of owning the home.

  2. Check for a City of Houston line

HCAD accounts for Walden homes list HC MUD 153 ($0.3915 per $100 for 2025) and ESD 46 ($0.10) on Walden homes, plus Humble ISD ($1.1052) and Harris County units. HC MUD 153 says it lies within Houston's extraterritorial jurisdiction, but HAR's tax table for its Walden area lists the City of Houston, so confirm whether a given home carries the city rate ($0.519190 for 2025). MUD 153 bills come from Bob Leared Interests. The seller's bill reflects the seller's value and exemptions, not yours.

What buyers will do: Look up the exact address on HCAD and confirm every taxing unit, including whether the City of Houston appears.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Living next to the lake

Walden borders Lake Houston, a water-supply reservoir that HCFCD says provides little flood storage. The City of Houston and the Coastal Water Authority plan to add 11 gates to the dam, with construction reported for 2028 to 2030, and HCFCD's Atascocita drainage study notes Lake Houston backwater affects much of this area. Public reporting on Harvey (2017) does not single out Walden, so ask about the specific house.

    • Ask for the seller's disclosure, any elevation certificate and the FEMA claims history the seller can request
    • A pier or bulkhead on the lake needs City of Houston permits

What buyers will do: Search the address on FEMA's Map Service Center and the Harris County FEMT and get a flood insurance quote before the option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
