The short answer

Selling a home in Kingwood Lakes

Selling a home in Kingwood Lakes starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $541,720 for Kingwood Lake Village U/R, an appraisal-district value rather than a sale price. Buyers here tend to ask about deed restrictions and local rules, the age and upkeep of the homes and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Kingwood Lakes buyers will ask, and what to have ready

  1. Read the 1970s restrictions for the home's section

Kingwood Lakes was platted in seven sections, and the posted deed restrictions date from 1974 to 1979, each with its own terms and amendments. The association also has a 2021 golf cart policy and architectural guidelines; lake and pool rules are not posted. KRJ Management handles the association and its resale certificates.

    • Find the section on the posted section maps before reading the restrictions.
    • Ask what residents may do on and around the lake.

What buyers will do: Get the section's restrictions, the architectural guidelines and the resale certificate from KRJ Management during the option period.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

  2. Large late-1970s homes: budget for the big systems

A median near 3,450 sq ft on a lot of about 18,400 sq ft means larger roofs, more HVAC capacity, older plumbing runs and mature trees close to the house. Original-condition homes and remodeled ones can sit side by side.

    • Have the roof, HVAC, sewer line and foundation checked separately.
    • Ask an arborist about large trees near the foundation or roof.

What buyers will do: Schedule a full inspection with sewer and foundation add-ons and ask the seller for permits on past remodels.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

  3. Lake views call for a lot-level flood check

Public flood reporting does not single out Kingwood Lakes, which is not the same as no flooding. Homes that back onto the lake or a drainage way should be checked for floodplain and easement lines, and Houston Public Works says Kingwood's storm sewer performs well up to about a 10-year storm.

    • Ask for the seller's disclosure, any elevation certificate and the claims history.
    • Check whether any part of the lot is in a mapped floodplain or drainage easement.

What buyers will do: Look up the address on the FEMA map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before you make an offer.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
