The short answer

Selling a home in Forest Cove

Selling a home in Forest Cove starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $411,733 for Forest Cove U/R, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, deed restrictions and local rules and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What buyers weigh

  • Documented flooding along the San Jacinto River

After Harvey (2017), Harris County Flood Control began buying out and demolishing the 13 Riverview Townhome buildings, which sat in the floodway, and the Forest Cove Community Center took almost 13 feet of water in Harvey. Forest Cove was again named among damaged neighborhoods in Imelda (Sept. 2019) and was on the voluntary evacuation list in the May 2024 river flood.

  • The old golf course is slated for homes

Kingwood Cove Golf Club closed in 2017. The association says the course was sold to a developer proposing homes and that talks over drainage, traffic and routing are ongoing, slow and expensive.

  • Dues do not cover Kingwood Service Association facilities

The association says its assessments cannot be used to pay the Kingwood Service Association's membership fee, which covers KSA parks and the boat ramp.

  • Older housing stock

HAR's median year built is 1970, so most homes are more than 50 years old. Roof, plumbing, electrical, foundation and drainage condition vary widely from house to house.

Seller preparation

What Forest Cove buyers will ask, and what to have ready

  1. River flooding is part of Forest Cove's record

Forest Cove sits on the San Jacinto River in Harris County. After Harvey (2017) the county began buying out and demolishing the floodway townhomes, Imelda (2019) damaged structures here, and the county listed Forest Cove for voluntary evacuation when the river rose in May 2024. Elevation and distance from the river differ a lot from lot to lot, so the history of the specific house matters more than the neighborhood name.

    • Ask for the seller's disclosure, any elevation certificate and the property's flood insurance claims history.
    • Check whether any part of the lot is in the floodway or 100-year floodplain.
    • Price flood insurance even if the house is outside a mapped high-risk zone.

What buyers will do: Before you make an offer, look up the address on the FEMA map and the Harris County Flood Education Mapping Tool and get a flood insurance quote.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Twelve sets of deed restrictions and a golf course in limbo

Each of Forest Cove's 12 sections has its own recorded restrictions, and any exterior work (fences, roofs, pools, driveways, sheds, additions) needs an Architectural Control Committee permit as well as any City of Houston permit. The association discourages short-term rentals and relies on the City to enforce most of those issues. The former golf course is owned by a developer proposing homes, with drainage and traffic still under negotiation.

    • Find the lot's section on the association plat, then read that section's restrictions.
    • For closing statements, the association refers buyers to Price & Price, (281) 358-3022.

What buyers will do: Read your section's restrictions and ask the association for the latest on the golf course plans before your option period ends.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

  3. Older homes on big lots need a careful inspection

With a 1970 median build year and lots near an acre, Forest Cove homes range from original houses to heavily rebuilt ones, and some were repaired after Harvey or Imelda. Large wooded lots also bring tree, lot drainage and sewer-line questions that a standard inspection may not cover.

    • Ask what was replaced after any flood and whether permits were pulled.
    • Have a sewer line camera scan and foundation check done on older homes.

What buyers will do: Book a full inspection plus sewer and foundation evaluations during the option period, and ask the seller for repair and permit records.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
