The short answer
Selling a home in Kings Mill
Selling a home in Kings Mill starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $338,049 for Kings Mill, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and road projects and routes, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh
- One of the higher MUD rates near Kingwood
Montgomery County MUD 98's adopted 2025 rate is 0.8200 per $100 (0.4400 operations, 0.3800 debt), on top of county, school and ESD taxes.
- New Caney ISD, not Humble ISD
Kings Mill is in New Caney ISD, whose 2025 rate is 1.2552 per $100, and the district changed some attendance zones for 2026-27.

- Northpark Drive is under reconstruction
The Lake Houston Redevelopment Authority is rebuilding Northpark Drive as a six-lane divided road from I-69 to Russell Palmer Road with an overpass over the rail line and Loop 494, with a second project planned from Russell Palmer to Woodland Hills, so expect construction on the main route.
- Dues and MUD documents are not public
The HOA's annual assessment is not published, so buyers depend on the resale certificate and the seller's MUD notice.
Seller preparation
What Kings Mill buyers will ask, and what to have ready
MUD 98 makes the tax picture different from Kingwood
Kings Mill is unincorporated Montgomery County, so there is no City of Houston tax. The 2025 adopted rates per $100 are Montgomery County MUD 98 0.8200, New Caney ISD 1.2552, Montgomery County 0.3770, the county hospital district 0.0473, Lone Star College 0.1060 and ESD 6 0.1000, about 2.71 in total before exemptions.
- HAR shows MUD 98 at 0.84 with no year; use the tax office's adopted figure and check the 2026 rate.
- Your bill will be based on your purchase-year appraisal and your own exemptions, not the seller's bill.
What buyers will do: Pull the property's MCAD record for its exact taxing units and ask the seller for the MUD Notice to Purchaser before signing.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Budget for the HOA's closing fees
The 2024 certificate for Montgomery Kings Mills Homeowners Association lists a resale certificate from $200, a $200 transfer fee, a $50 statement of account, rush fees of $100 (24 hours) or $50 (3 days) and a new-owner packet of up to $150. The annual assessment is not published, so dues vary and must come from Prestige or the resale certificate. The declaration was recorded in 2004 and Sections Two through Twelve were annexed by later filings.
- Ask who pays the transfer and resale fees in your contract.
- Read the declaration and any amendments for fence, parking and leasing rules.
What buyers will do: Order the resale certificate as soon as you are under contract and review the dues and any violations on the home.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Plan around the Northpark Drive rebuild
Northpark Drive and US 59 are Kings Mill's main connections. The Lake Houston Redevelopment Authority is widening Northpark to six lanes with an overpass across the Union Pacific tracks and Loop 494, and its site said in October 2026 that the Loop 494 intersection would remain closed while the railroad reviews the overpass work.
- Drive your commute at rush hour before committing.
- Check the authority's project pages for current closures.
What buyers will do: Test the route you would actually use during your option period and check current closures on the authority's site.
What to have ready: Nothing to fix here, but know the current road projects and routes so you can answer questions accurately.
Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008). See our Houston flood map guide.
