The short answer

Selling a home in Royal Brook

Selling a home in Royal Brook starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about property taxes, ongoing construction and builder warranties and school assignments, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Market data

Royal Brook home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Royal Brook, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Royal Brook buyers will ask, and what to have ready

  1. Two very different tax bills

In the Harris County sections, a 2023 HAR tax table showed City of Houston and no MUD; the 2025 adopted rates for those units add to about 2.36 per $100 (City of Houston 0.51919, Humble ISD 1.1052, Harris County 0.38096, Hospital 0.18761, Lone Star College 0.106, Flood Control 0.04966, Port 0.0059, Dept. of Education 0.0048). In the Montgomery County sections, HAR lists MC MUD 24, ESD 6, New Caney ISD and Montgomery County units; 2026 rates are MUD 24 1.12, New Caney ISD 1.2393, Montgomery County 0.386, ESD 6 0.10, Lone Star College 0.1058 and Hospital District 0.0458, about 3.00 per $100 before exemptions.

    • Homestead exemption: $140,000 off school taxable value; apply with HCAD or MCAD after closing.
    • On a newer home the seller's bill may reflect a partial year or an exemption you won't have at first.

What buyers will do: Pull the HCAD or MCAD account for the exact address, list every taxing unit, and ask for MUD 24's Notice to Purchaser if it applies.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Builder warranty and ongoing build-out

Royal Brook was developed by Friendswood Development, a Lennar division, starting in 2016, and Inframark reported about 160 lots left in October 2023. On a resale built in the last ten years, part of the builder's warranty may remain, and it may or may not transfer. Nearby lots may still see construction traffic.

    • Ask for the original warranty booklet, any open warranty claims and the closing date of the first sale.
    • Get a full inspection even on a newer home; builder-grade items and grading are common findings.

What buyers will do: Confirm in writing with the builder what warranty coverage remains and how to transfer it before the option period ends.

What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

  3. Which district, which side of Hueni Road

Friendswood Development says Hueni Road divides the village: homes on both sides of it are zoned to Humble ISD, but to different schools, while the patio-home section attends New Caney ISD. HAR places its Montgomery County portion in New Caney ISD. Listings have disagreed on the Montgomery-side high school.

    • Do not rely on a listing's school fields; they conflict here.

What buyers will do: Confirm the assigned schools for the exact address with the school district before you make an offer that depends on them.

What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
