Seller preparation
What Woodridge Forest buyers will ask, and what to have ready
Woodridge MUD is the biggest line after the school district
Woodridge Forest is unincorporated Montgomery County with Porter mailing addresses and no city tax. The 2025 adopted rates per $100 are Woodridge MUD 1.1700, New Caney ISD 1.2552, Montgomery County 0.3770, the hospital district 0.0473, Lone Star College 0.1060 and ESD 6 0.1000, about 3.06 before exemptions. The MUD also provides water and sewer.
- The tax office table splits the MUD rate into parts that do not add up exactly to 1.1700; use the adopted total.
- A new owner's bill depends on the new appraisal and the owner's exemptions, not on the seller's bill.
What buyers will do: Check the home's MCAD account for its exact units and read the MUD's Notice to Purchaser and current tax-rate resolution before you sign.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Confirm the manager and the current fee schedule
The 2021 state certificate named Preferred Management Services, while the association's website now lists RISE AMG and posts a management-change letter, so the 2021 certificate may be out of date. Annual dues are not published, so they vary and must come from the manager. Homes in Section 15 also belong to the townhomes association, and exterior changes need architectural approval through the portal.
- Ask the manager for the current capitalization, transfer and resale fees.
- Check whether the home is in Section 15 (townhomes).
What buyers will do: Request the resale certificate from the current manager early and confirm every fee you will owe at closing.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

A campus on site does not settle the assignment
Woodridge Forest is in New Caney ISD, and the district's 2026-27 street listing assigns Woodridge Forest streets to Woodridge Forest Middle. Trustees approved new zones for 2026-27 that moved students from several other subdivisions out of that school, so assignments can shift as the area grows.
- Look up the exact street in the district listing.
- Recheck before each school year if a move depends on it.
What buyers will do: Confirm the elementary, middle and high school for the address with New Caney ISD before you commit.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.
