What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers like about Lago Mar

These are the sourced facts we lead with in your listing and marketing.

What buyers weigh

  • Coastal windstorm requirements

Galveston County is a first-tier coastal county in TWIA's catastrophe area; TWIA requires a windstorm certificate of compliance (WPI-8) for structures built since 1988, and re-roofs and repairs must meet the windstorm code.

  • High total tax rates

Galveston County MUD 57, which serves Beacon Point, levied $0.90 per $100 in 2025, on top of Dickinson ISD ($1.142), city, county and college rates.

  • HOA dues are not officially published

Neither the Property Owners Association of Lago Mar nor a management company posts its assessment, and a 2020 annual meeting drew resident complaints, including a dispute over landscaping approvals.

  • Two sides with different districts

The Land Tejas west side and the east side (Beacon Point and Lago Mar East) have different developers and utility districts, so taxes and services differ by section.

Seller preparation

What Lago Mar buyers will ask, and what to have ready

  1. Hurricane exposure, windstorm and flood insurance

Lago Mar is in Galveston County, where Hurricane Ike made landfall near Galveston on Sept. 13, 2008 as a Category 2 storm with a destructive surge along the upper Texas coast. Because the county is in TWIA's catastrophe area, each home needs a windstorm certificate of compliance (WPI-8) to qualify for TWIA wind and hail coverage, and TDI's windstorm code follows the 2024 IRC and IBC as of April 1, 2026. Flood risk differs by lot, so the lot itself has to be checked.

    • Ask the builder or seller for the WPI-8 and look it up on TDI's site.
    • Ask for the elevation certificate, and price flood insurance even outside a high-risk zone.

What buyers will do: Before you offer, check the lot on FEMA's map and get quotes for homeowners, windstorm and flood coverage.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Texas City, Dickinson ISD and the section's MUD

Galveston CAD's 2025 sheet lists Galveston County at $0.32266 per $100, Dickinson ISD at $1.142, the City of Texas City at $0.478433, College of the Mainland at $0.2638, the county road and flood levy at $0.003 and the navigation district at $0.02374. The utility district depends on the section: Galveston County MUD 57 (Beacon Point) levied $0.90 in 2025 and MUD 58 (Lago Mar East) $0, and the west side's MUD and drainage district were not confirmed. School districts exempt $140,000 of a homestead's value, and a resale seller's bill is not yours.

    • The Lago Mar TIRZ does not add a separate rate to the bill.
    • Listings use Texas City, La Marque and Santa Fe addresses; the CAD record shows the real units.

What buyers will do: Look up the lot on Galveston CAD and total every listed unit before you compare builders.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Get the association's numbers in writing

The Property Owners Association of Lago Mar governs the community; a 2020 news report named Associa Principal Management Group as manager. The association does not post its assessment, transfer fee or capital contribution, and the dues figures in news reports, builder brochures and listings do not agree. The same 2020 report described a landscaping plan rejection that led to a lawsuit, so expect the association to enforce its approval rules.

    • Ask whether lagoon access, gated sections or alarm service add separate charges.
    • Get the design guidelines before planning a fence, pool or landscaping change.

What buyers will do: Request the resale certificate (or the builder's HOA disclosure) with the current assessment and all fees before the option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
