The short answer
Selling a home in Lakeshore
Selling a home in Lakeshore starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $367,575 for Lakeshore, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, property taxes and association dues and fees, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation
What Lakeshore buyers will ask, and what to have ready
A lakeside subdivision
MUD 412's east boundary is Lake Houston, part of the San Jacinto River system. In August 2018 Council Member Dave Martin's office estimated that more than 17,000 homes flooded across the Lake Houston area in Hurricane Harvey (2017); that is an area-wide figure, not a Lakeshore count. The City of Houston plans new gates for the Lake Houston dam, with construction reported for 2028 to 2030.
- Ask for the seller's disclosure, any elevation certificate and the flood insurance claims history.
- Flood zones can change from one street to the next, so check the specific lot rather than the subdivision.
What buyers will do: Look up the address on the FEMA map and the Harris County flood tool and get a flood insurance quote during the option period.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

MUD 412 and Harris County units
MUD 412 says it lies entirely in Houston's ETJ, so there is no city tax inside the district. Adopted 2025 rates per $100 (Harris County Tax Office): Humble ISD 1.1052, Harris County 0.38096, Hospital District 0.18761, Flood Control District 0.04966, Port of Houston 0.0059, Department of Education 0.0048 and MUD 412 0.68, plus a college district and any ESD on the HCAD record. A 2022 article showed MUD 412 at 0.83, so older rate quotes are out of date.
- Humble ISD's $140,000 homestead exemption applies once you file with HCAD; the seller's bill is not your bill.
What buyers will do: Pull the HCAD account to confirm every taxing unit and estimate the bill on your purchase price.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Getting the HOA numbers
Lakeshore Community Association is managed by Spectrum Association Management. Its 2024 certificate lists a $375 resale package, a $200 administrative transfer fee and a $231 capitalization fee; resale documents are ordered only through HomeWise. The annual assessment is not published.
- Trash is billed through MUD 412 (Best Trash), not the HOA.
What buyers will do: Have the resale package ordered early and read it for the current assessment, any special assessments and the deed restrictions.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
