The short answer
Selling a home in Waters Edge
Selling a home in Waters Edge starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $415,639 for Water Edge, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh

Seller preparation
What Waters Edge buyers will ask, and what to have ready
Inside the city, inside a MUD
MUD 450 says most of its land is inside Houston city limits and about 21 acres are in the ETJ; a Section 14 parcel record lists the City of Houston and no ESD. Adopted 2025 rates per $100 (Harris County Tax Office): Humble ISD 1.1052, City of Houston 0.51919, Harris County 0.38096, Hospital District 0.18761, Flood Control District 0.04966, Port of Houston 0.0059, Department of Education 0.0048 and MUD 450 0.51, plus a college district on the HCAD record.
- File the homestead exemption with HCAD; the city, county and Humble ISD each apply their own exemptions.
- The seller's bill is not your bill: the value resets and the exemptions are yours.
What buyers will do: Pull the HCAD account to confirm the city levy and every other unit, then estimate the bill on your price.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Master and gated associations
Waters Edge Master Homeowners Association (Spectrum Association Management) lists, in its September 2026 certificate, an $800 working capitalization fee, a $325 administrative transfer fee and a $375 resale package ordered through HomeWise. The master association has recorded a rental and leasing policy. Gated sections also belong to Waters Edge Gated Homeowners Association, with its own fees. Annual assessments are not published.
- Read the leasing policy if you might rent the home later.
What buyers will do: Confirm whether the lot is in a gated section and get resale packages from both associations if it is.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Lake Houston and city floodplain rules
MUD 450 is bounded on the east by Lake Houston. In August 2018 Council Member Dave Martin's office estimated that more than 17,000 homes flooded across the Lake Houston area in Hurricane Harvey (2017); that is an area-wide figure, not a Waters Edge count. Because most lots are inside the city, rebuilding or adding on in a mapped floodplain goes through the City of Houston's floodplain management office.
- Ask for the seller's disclosure, any elevation certificate and the flood insurance history.
- A CLUE report shows past insurance claims on the home.
What buyers will do: Look up the lot on the FEMA map and the Harris County flood tool and get a flood insurance quote before the option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
