Selling a home in Oakhurst at Kingwood

Selling a home in Oakhurst at Kingwood starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $520,228 for Oakhurst Greens, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Oakhurst at Kingwood buyers will ask, and what to have ready

  1. Your section decides your MUD rate

Oakhurst parcels on the county's tax transparency site pay Montgomery County (0.3770 per $100, 2025), the hospital district (0.0473), Lone Star College (0.1060), New Caney ISD (1.2552) and ESD 6 (0.1000). Add MUD 83 and the 2025 total is about 2.47; MUD 84, about 2.69; Porter MUD plus the Auburn Trails defined area, about 2.88, all before exemptions. The 2026 adopted rates are higher for each MUD (0.617, 0.838, and 0.4914 plus 0.546).

    • Two homes on nearby streets can carry different MUD rates.
    • Your bill will reflect your purchase-year appraisal and exemptions, not the seller's.

What buyers will do: Look up the property on MCAD and the county tax transparency site to see its exact MUD, and read the MUD Notice to Purchaser before signing.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Get the dues and rules from the manager

Oakhurst Community Association, Inc. is managed by Spectrum Association Management under a 2025 certificate that lists a $375 resale package, a $200 administrative transfer fee and rush options. The declaration has been revised and amended several times, and the recorded policies cover roofing materials, solar devices, standby generators, flags, landscaping and fines. Dues are not published, so they vary and must come from Spectrum.

    • Ask whether the home's section has any additional sub-association.
    • Request the fining policy and architectural guidelines before planning exterior work.

What buyers will do: Order the resale package from Spectrum early and read the recorded policies during the option period.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. Use Montgomery County's floodplain tools

Porter MUD, which serves the Auburn Trails area of Oakhurst, reports that about 572 acres of its district lie in the 100-year floodplain of White Oak Creek and Bens Branch. Public flood reporting does not single out Oakhurst, which does not mean homes have not flooded. Montgomery County's floodplain office handles floodplain determinations, and only FEMA can remove a property from the floodplain.

    • Ask for the seller's disclosure, any elevation certificate and the claims history.
    • Price flood insurance even outside a mapped high-risk zone.

What buyers will do: Check the address on the FEMA map and request a floodplain determination from Montgomery County before you make an offer.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
