The short answer
Selling a home in The Groves
Selling a home in The Groves starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $429,944 for Groves, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, ongoing construction and builder warranties and association dues and fees, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh
- A higher MUD line
At $1.05 per $100 for 2025, HC MUD 504 adds more than the MUDs in Eagle Springs ($0.67 or $0.74) or Walden ($0.3915), on top of county, school and ESD taxes.

- Tight HOA rules
The association's 2026 welcome packet prohibits short-term rentals and RV, boat, trailer and camper parking, and sets a $250 fine for each tree removed without approval.

- HOA dues not published
The association bills quarterly (January, April, July, October) but does not post the amount, so the resale certificate is the only official figure a buyer will see.

Seller preparation
What The Groves buyers will ask, and what to have ready
MUD 504: today's rate and unissued bonds
The Groves is unincorporated. A home pays Harris County units, Humble ISD ($1.1052 per $100 for 2025), HC MUD 504 ($1.05 for 2025) and ESD taxes; the HOA packet names ESD 46 ($0.10) and ESD 1 ($0.08515), and HAR's table also shows ESD 10, so check which apply. The MUD's notice to purchasers says voters authorized $247.3 million for utilities and drainage, $131.4 million for roads and $40.7 million for parks, with $101.4 million, $19.8 million and $0 issued, so more bonds can still be sold. MUD 504 bills are collected by Assessments of the Southwest, not the county tax office. Your bill starts from the new assessed value, not the seller's.
- Homestead exemptions apply only after you file
What buyers will do: Read the MUD's notice to purchaser and the HCAD account for the exact address, and budget from the full list of taxing units.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

New homes, builders and what is still coming
The district's 2021 offering statement named Toll Brothers, Chesmar, Lennar, Highland, Perry, Trendmaker, Village Builders, Beazer, David Weekley and Westin as builders, and listed about 264 future lots that the developer is not obligated to build. Several builder pages for The Groves are now closed, while the MUD reported homes under construction north of Williams Gully. On a new or nearly new home, the builder's warranty terms, the final grading and drainage around the lot, and what is planned on nearby open tracts matter.
- Get an independent inspection even on new construction
- Ask whether the builder warranty transfers on a resale
What buyers will do: Ask the builder or seller for the warranty documents and the plat for adjoining tracts before you sign.
What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

Know the rules before you plan
The Groves Community Association, managed on site by CCMC, bills quarterly and does not publish the amount. Its 2026 welcome packet bans short-term and vacation rentals, does not allow RVs, boats, trailers or campers, requires commercial vehicles to be garaged, and fines $250 per tree removed without approval. The architectural committee decides within 30 days of a complete application, and work may start only after written approval.
What buyers will do: Get the resale certificate and the architectural guidelines during the option period, and check any plan for a pool, fence or rental against them.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
