The short answer
Selling a home in Eagle Springs
Selling a home in Eagle Springs starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $354,100 for Eagle Springs, an appraisal-district value rather than a sale price. Buyers here tend to ask about association dues and fees, property taxes and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Seller preparation
What Eagle Springs buyers will ask, and what to have ready
Read the fee table for your section
Eagle Springs Community Association's 2026 assessment is $1,100 a year for all owners, and Crest's fee table adds neighborhood fees by section code, up to $4,000 a year for E51. The Villas of Eagle Springs is a separate HOA managed by ACMI. Pools and the fitness center need a photo Amenity Access Card, which is activated only when the account is in good standing.
- Neighborhood documents on insideeaglesprings.com need a resident login; Crest posts governing documents publicly
- Supplemental declarations differ for most of Sections 6-51
What buyers will do: Ask for the resale certificate early and check it shows the master assessment, any section fee and any second HOA.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

MUD 290 or MUD 106
Eagle Springs is unincorporated. A home pays Harris County units, Humble ISD ($1.1052 per $100 for 2025), ESD 46 ($0.10) and one of two MUDs: HC MUD 290 at $0.67 or HC MUD 106 at $0.74 (2025 adopted). The sections in each MUD are not published, so the HCAD account is the only reliable check. The seller's bill reflects the seller's exemptions and value, not what you will pay.
What buyers will do: Look up the exact address on HCAD, note which MUD is listed, and build your payment estimate from those rates.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Lakes, drainage reserves and the F-15 study
HC MUD 290 says its developed acreage has underground water, sewer and drainage, with about 75 acres of drainage easements and rights-of-way. Eagle Springs lies in the study area of HCFCD's Atascocita Area Drainage Analysis, and community lakes such as Lake Montage sit beside homes. Public reporting on Harvey (2017) does not single out Eagle Springs, so the home's own record matters.
- Ask for the seller's disclosure, any elevation certificate and the FEMA claims history the seller can request
- Price flood insurance even if the lot is outside a mapped high-risk zone
What buyers will do: Check the address on FEMA's Map Service Center and the Harris County FEMT, especially for lots that back to a lake or drainage reserve.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
