The short answer
Selling a home in Woodforest
Selling a home in Woodforest starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $498,120 for Woodforest, an appraisal-district value rather than a sale price. Buyers here tend to ask about school assignments, property taxes and association dues and fees, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh
- Four different tax combinations
A lot can be in Montgomery County MUD 113 or MUD 121 and in Conroe ISD or Montgomery ISD, so the total rate differs from lot to lot. The tax office lists 2025 adopted rates of 0.55 per $100 for MUD 113 and 0.765 for MUD 121.

- A 0.50% foundation fee on resales
The declaration's foundation fee is 0.50% of the gross selling price on resales, separate from HOA transfer charges.
- Extra dues in some sections
Gated sections such as Pine Island, Eagle Pointe and Russet Peak, plus Kingsley Square, the townhomes and Bonterra, carry assessments on top of the base assessment. The association has not published current amounts; get them from the resale certificate.

- Two school districts

- Fewer builders left
Johnson Development describes Woodforest as a legacy community in its final chapter, so new-home choices are narrowing.

Seller preparation
What Woodforest buyers will ask, and what to have ready
Conroe ISD or Montgomery ISD
Woodforest lots are zoned to either Conroe ISD (the developer lists Stewart Elementary on site, Peet Junior High and Conroe High) or Montgomery ISD (Lone Star Elementary, Oak Hills Junior High and Lake Creek High). Two homes on nearby streets can be in different districts, and the district also changes the tax rate.
- Assignments can change; confirm with the district, not a listing or map app.
What buyers will do: Confirm the school district and assigned campuses for the exact address with the district before you make an offer.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

MUD 113 or 121, times two school districts
Woodforest is in unincorporated Montgomery County with a Montgomery 77316 address. The Montgomery County Tax Office lists 2026 rates per $100 of 0.3860 for the county (adopted), 0.0458 for the hospital district, 0.9471 for Conroe ISD and 1.0479 for Montgomery ISD, with Lone Star College (0.1058) on Conroe ISD lots per the developer. The tax office's 2025 adopted rates are 0.55 for MUD 113 and 0.765 for MUD 121; 2026 MUD rates were not yet listed.
- Never apply one total rate to the whole community; the MUD and school district change it by lot.
- File the homestead exemption after closing; the seller's bill is not your bill.
What buyers will do: Look up the parcel's MUD and school district with the appraisal district and price the full bill before you write an offer.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Base dues, section dues and the foundation fee
The Woodforest Owners Association does not publish its base assessment, and gated sections (Pine Island, Eagle Pointe, Russet Peak), Kingsley Square, Cheswood Forest townhomes and Bonterra carry added assessments. Get every current amount from the resale certificate, not from marketing sheets. Resales also carry the 0.50% foundation fee in the declaration. The developer now names Inframark as manager.
- Ask the manager for the current resale certificate and transfer fees.
What buyers will do: Get the resale certificate early and confirm the current base and section assessments and who collects the foundation fee.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
