Five Things You Should Know Before Moving to Woodforest

  1. 1
    Four tax combinations

A lot can be in Montgomery County MUD 113 or MUD 121 and in Conroe ISD or Montgomery ISD. The tax office lists 2025 adopted rates of 0.55 per $100 for MUD 113 and 0.765 for MUD 121, so the total rate changes from lot to lot.

  • Buyers who want a pharmacy, grocery and dining inside the community
  • Buyers who want a gated custom home section near a private golf course
  • Buyers who want to be north of The Woodlands with Lake Conroe close by

Who Might Prefer Somewhere Else?

  • If you want no master HOA bill and 220 miles of pathways, look at The Woodlands.

  • If you want to live on Lake Conroe itself, look at Montgomery.

Michael’s Take Broker opinion, based on the sourced facts above

My take: Woodforest gives you a finished amenity package and errands close by, which a lot of new master plans still promise. Start with the parcel record so you know which MUD and which school district apply, because they change the payment. Then read the resale certificate for section dues and remember the 0.50% foundation fee when you compare it with a house in The Woodlands.

Woodforest vs. Nearby Neighborhoods

Woodforest vs. The Woodlands

Choose The Woodlands and you gain: A Township tax (0.1694 per $100 in 2026) in place of master HOA dues, 220 miles of pathways and Woodlands Express buses to job centers.

You give up: Very little new single family construction and strict covenant approvals for exterior work.

Woodforest vs. Grand Central Park

Choose Grand Central Park and you gain: One management district and City of Conroe water and sewer across the community, with Kroger Marketplace at the entrance.

You give up: A city tax plus a management district tax, and fewer than 150 new home opportunities left in August 2026.

Woodforest vs. Montgomery

Choose Montgomery and you gain: Lake Conroe living and a historic town with larger lots.

You give up: SJRA licenses and annual fees for docks, and septic rules near the lake.

Questions buyers ask about Woodforest

Is Woodforest a good place to live?

It suits buyers who want a finished master plan with pools, parks, trails and errands inside the community, north of The Woodlands. The checks are which MUD and which school district serve the lot, the section dues on top of the base assessment, and the 0.50% foundation fee on resales.

Sources: Woodforest Johnson Development: Woodforest Woodforest: Amenities Checked Oct 28, 2026

What are the downsides of living in Woodforest?

The total tax rate depends on the lot, with MUD 113 at 0.55 and MUD 121 at 0.765 per $100 in 2025 and two school districts. Gated sections and townhomes pay extra dues, resales carry a 0.50% foundation fee, and new home choices are narrowing as the community reaches its final chapter.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Woodforest.

01

Conroe ISD or Montgomery ISD

Woodforest lots are zoned to either Conroe ISD (the developer lists Stewart Elementary on site, Peet Junior High and Conroe High) or Montgomery ISD (Lone Star Elementary, Oak Hills Junior High and Lake Creek High). Two homes on nearby streets can be in different districts, and the district also changes the tax rate.

  • Assignments can change; confirm with the district, not a listing or map app.

Before you make an offer: Confirm the school district and assigned campuses for the exact address with the district before you make an offer.

02

MUD 113 or 121, times two school districts

Woodforest is in unincorporated Montgomery County with a Montgomery 77316 address. The Montgomery County Tax Office lists 2026 rates per $100 of 0.3860 for the county (adopted), 0.0458 for the hospital district, 0.9471 for Conroe ISD and 1.0479 for Montgomery ISD, with Lone Star College (0.1058) on Conroe ISD lots per the developer. The tax office's 2025 adopted rates are 0.55 for MUD 113 and 0.765 for MUD 121; 2026 MUD rates were not yet listed.

  • Never apply one total rate to the whole community; the MUD and school district change it by lot.
  • File the homestead exemption after closing; the seller's bill is not your bill.

Before you make an offer: Look up the parcel's MUD and school district with the appraisal district and price the full bill before you write an offer.

03

Base dues, section dues and the foundation fee

The Woodforest Owners Association does not publish its base assessment, and gated sections (Pine Island, Eagle Pointe, Russet Peak), Kingsley Square, Cheswood Forest townhomes and Bonterra carry added assessments. Get every current amount from the resale certificate, not from marketing sheets. Resales also carry the 0.50% foundation fee in the declaration. The developer now names Inframark as manager.

  • Ask the manager for the current resale certificate and transfer fees.

Before you make an offer: Get the resale certificate early and confirm the current base and section assessments and who collects the foundation fee.

What should buyers know before buying a home in Woodforest?

Confirm the lot's school district and MUD first, since together they set the tax rate and the assigned schools. Read the resale certificate for base and section dues and the 0.50% foundation fee. Flood, drainage and property research

A mapped flood zone does not tell you a home’s full flood risk, and a neighbor’s history doesn’t tell you this home’s. Check the specific address, ask the seller for the Texas flood disclosure and any claims history, and get an insurance quote early.

Buying here

What to review before an offer in Woodforest

  • Read the declaration and any supplemental declaration for the home’s section, plus the architectural guidelines, before your option period ends.
  • Order the resale certificate early and confirm every association that bills the home, with current dues and transfer fees.
  • Look up the parcel’s MUD or other district tax rates; they can be a large share of the total bill and vary by section.
  • Check the address on FEMA and county flood tools, request the seller’s flood disclosure, and price flood insurance before you commit.
  • Confirm school assignment for the exact address with the district.

What is the tax rate in Woodforest?

It depends on the lot. The developer's 2025 table shows four totals per $100: 2.1799 (MUD 113, Montgomery ISD), 2.1459 (MUD 113, Conroe ISD), 2.4499 (MUD 121, Montgomery ISD) and 2.4159 (MUD 121, Conroe ISD). Each total includes Montgomery County, the hospital district and an 'EMT' line; Conroe ISD lots add a college district rate. The developer warns rates can change, so check MCAD for the parcel.

What MUD is Woodforest in?

Woodforest is split between Montgomery County MUD No. 113 (2025 rate 0.56 per $100 per the developer) and MUD No. 121 (0.83). The developer links a MUD boundary map from its quick facts page. Look up the parcel on the Montgomery Central Appraisal District site to see which district applies. MUD 121 is the higher of the two, so on the same price a MUD 121 home pays more each year. Both MUDs include lots in both school districts, which is why Woodforest has four combined rates.

What should sellers in Woodforest know before listing?

Pricing in Woodforest should come from recent sales in the same section, adjusted for lot, size and updates. Expect the buyer to ask for a resale certificate from each association that bills the home; ordering it early avoids delays. Because the home is in a utility or special district, Texas law requires a written district notice to the buyer, and a buyer comparing payments will look at the total tax rate. Golf, water and greenbelt frontage are the features buyers ask about first here; show them in photos and in the listing. Have the seller’s disclosure, any repair receipts and, if you have one, an elevation certificate ready before you list.
