Walden on Lake Houston: Golf Community Living

A lakeside von Hagge and Devlin course where club social membership comes with the house. What that means for dues, liens and resale.

Overview

Walden on Lake Houston is a deed-restricted community founded in 1983 with about 2,400 homes around a private club 1. Under the deed restrictions and club bylaws, every homeowner must carry a social membership and cannot resign it while owning the home; the dues are collected like an assessment and can become a lien 21. Golf and racquet privileges are separate, higher categories.

The club’s April 2026 presentation to owners reported about $1.29 million owed by delinquent owners, liens filed, 27 properties in foreclosure, and said cash flow was not projected to cover operating expenses without future assessments 3. The club changed hands in October 2024, financed by about $9.75 million of revenue bonds 3. Review the resale certificate and the club documents carefully before you buy.

Where to live

Neighborhoods

On the course

Fairway, green or water views and no rear neighbor. Expect stray balls on some lots (especially beside landing zones), mowing and blowers early in the morning, cart paths and golfers within sight, and stricter rules on fences, pools and landscaping. The premium depends on the hole and the view.

Inside the community

Access to the course, trails and amenities without course-lot tradeoffs, usually at a lower price per square foot. Club membership (where offered) is the same as for course lots unless the documents say otherwise.

Nearby

A short drive to the first tee, often with lower HOA costs and no golf-related restrictions. Best if you want to play but don’t need the view.

These are general tradeoffs, not findings about any specific home. Read the deed restrictions for the home’s exact section.

  • Serves the Walden and Walden on the Lake subdivisions. 6

Does a home here include membership?

  • Walden on Lake Houston G&CC: Club membership required for homeowners. Walden CSA homeowners must hold a Social/Athletic membership under the CC&Rs (dated June 10, 1982 per HOA deck) and cannot resign it while they own the home; dues are billed by the club owner and unpaid amounts can become liens. Social membership covers clubhouse, fitness and pool, with golf available for a green and cart fee at set times. Full golf privileges are a separate paid upgrade. The HOA holds an option to buy the club; the April 2026 deck says once bonds are paid (assumed 25 years) the HOA will purchase the club for $10.

Confirm in writing with the club and in the resale certificate before your option period ends. How membership and home ownership work.

Flood research

No golf community is flood-free, and a course’s history doesn’t tell you about a specific home. Look up the exact address on the tools below, ask the seller for the Texas flood disclosure and any claims history, check the elevation certificate if there is one, and get a flood insurance quote before your option period ends.
