Kings Forest

The first large-lot village, with no curbs or sidewalks.

Kings Forest's association describes it as the first Kingwood village with large lots, and the only one built without curbs or sidewalks. Construction began in 1972. The median lot today is about 35,700 sq ft.

What sets Kings Forest apart

Kings Forest was laid out on a rural-feeling plan, modeled on Houston's Memorial area, with wooded lots that dwarf most of Kingwood. Its sections came in phases: Section 1 from 1972, then 1976, 1978 and 1989. There are about 264 homes with a median of 3,700 sq ft. The village pool, open year-round with fob entry, and a community room are at 2615 Woods Estates. A small separate subdivision, Kings Forest Estates, of 16 larger homes, sits just north.

Buying here

What I would check before buying in Kings Forest

  • A survey: large wooded lots can hide fence-line, easement and drainage issues.
  • Tree health and distance from the foundation, plus roof and gutter condition under heavy canopy.
  • The deed restrictions for the specific section; the association posts them by section.
  • Driveway and roadside drainage condition, since the streets have no curbs.

Selling in Kings Forest

Kings Forest buyers are paying for land and setting. I price the lot and the house separately using Kings Forest sales, and I photograph the grounds from the air so the acreage reads clearly online.

A valuation request is a pricing conversation based on recent sales, not an appraisal.
