Five Things You Should Know Before Moving to Fleetwood
- 1Bayou and reservoir flood research
Buffalo Bayou bounds the Memorial super neighborhood on the south and carries Addicks and Barker releases. During Hurricane Harvey the Corps began releasing 8,000 cubic feet per second on Aug. 28, 2017, rising to a combined 13,000 by Aug. 30. Check FEMA's and HCFCD's maps and ask for the elevation certificate and claims history.

- 2More than one association
Fleetwood has its own property owners association, Fleetwood West has another, and a Section Three replat has a townhome HOA. Fleetwood West's 2006 declaration set $360 a year and lets the board raise it up to 10% a year, and the current Fleetwood assessment is not published.

- 3Rental and parking rules
Fleetwood's association posts rental property regulations and a 2021 parking and towing policy. Houston also requires a $275 yearly registration for rentals under 30 days, and the owner must state the rental does not violate deed restrictions.
Fleetwood POA documents City of Houston short-term rental ordinance
- 4Late 1970s houses
HAR's 2025 median year built is 1978, so roofs, windows, plumbing and HVAC on an original house deserve a close inspection.
- 5Alleys behind many homes
Many Fleetwood homes back onto alleys used as rear entrances, and the association asks owners to keep the alley behind their home planted or weeded. Homes on alleys put their trash out there.

- Buyers who want Terry Hershey Park trails close by
- Buyers who want to be close to Energy Corridor offices and the Addicks Park & Ride

Michael’s Take Broker opinion, based on the sourced facts above
My take: Fleetwood is where the Memorial name meets Energy Corridor prices, and that is the appeal. Treat flood research as step one: elevation certificate, claims history and an insurance quote before you get attached. Then find out which association the house is in, get its resale certificate and read the rental rules, because Fleetwood and Fleetwood West are run separately.
Fleetwood vs. Nearby Neighborhoods
Fleetwood vs. Nottingham Forest
Choose Nottingham Forest and you gain: Spring Branch ISD, a neighborhood club with pools and lighted courts included in the assessment, and back-door trash pickup.
You give up: A HAR 2025 median market value of $920,000 against Fleetwood's $625,505, on a 9,085 sq ft median lot built around 1967.
Fleetwood vs. Energy Corridor
Choose Energy Corridor and you gain: A wider range of housing, from Lakeside Place (1977) to Lakes of Parkway (2004 median year built), plus 21 apartment and townhome communities.
You give up: School districts and even city taxes change by street, and some addresses outside Houston carry MUD and ESD 48 taxes.
Questions buyers ask about Fleetwood
Is Fleetwood a good place to live?
It suits buyers who want the Memorial area at a HAR 2025 median of $625,505, with Terry Hershey Park, Energy Corridor employers and the Addicks Park & Ride nearby, and Katy ISD (confirm each address with the district). It is inside the City of Houston. Do full flood research, identify the association and read its rental rules before you buy.

What are the downsides of living in Fleetwood?
Buffalo Bayou forms the south edge of the Memorial super neighborhood and carried large Addicks and Barker releases in 2017, so flood research comes first. There are several associations with different rules and the current Fleetwood assessment is not published, and the 1978 median year built means older systems.
