Five things you might not know

League City details worth knowing.

  1. 01

    South shore of Clear Lake

The city sits on the south shore of Clear Lake, about 30 miles south of downtown Houston by the city's own description. Clear Creek runs along its northern border and flows into Clear Lake and out to Galveston Bay.7

  2. 02

    Two counties

The Handbook of Texas calls League City the largest city in Galveston County, and the Harris County Appraisal District also lists the City of League City as a taxing unit, because part of the city is in Harris County. The appraisal district for the address decides which county's tax units apply.7

  3. 03

From Clear Creek to League City

A post office named Clear Creek opened in 1874, and Galveston businessman J. C. League renamed the town League City after buying land in the early 1890s. NASA began building the Manned Spacecraft Center, now Johnson Space Center, on the north shore of Clear Lake in 1961, and the city grew from 2,622 residents in 1960 to 83,560 in 2010.7

  4. 04

A historic district with old oaks

The city describes 19th century homes and buildings scattered through the League City Historic District, under live oaks planted by the founders more than 100 years ago. The city has a Historic District Commission that meets on its public calendar.6

  5. 05

    About 100 subdivisions

The city counts about 100 subdivisions. HAR's ZIP 77573 neighborhood list runs from older sections such as League City Townsites and Newport to newer ones such as Westland Ranch and Samara, so home ages and lot sizes vary widely from one subdivision to the next.4

Getting around

From League City to the rest of Houston.

Main routes: I-45 (Gulf Freeway) and SH 3 through the city, FM 646 and FM 517 on the west side, and the planned SH 99 Segment B-1 toll road from FM 646 toward Alvin.713

Straight-line distance, not road miles. Traffic changes by the hour, so we don’t publish drive times; the route link opens Google Maps with current traffic, which is an estimate, not a guarantee.

The Good, The Bad & The Reality.

Want a Clear Lake address with paddle trails, about 100 subdivisions to pick from and I-45 running right through town? League City gives you a lot of choice. Just remember this is Galveston County, so windstorm certificates, the flood map and the subdivision's tax districts belong in your budget before you pick a street.

The Good

  • The floodplain grew in 2019FEMA's maps effective Aug. 15, 2019 put 3,730 League City homes in the 100-year floodplain, up from 1,265, and Harvey (2017) brought 500-year flood events along Clear Creek into the city.2021
  • Taxes change with the addressCity ($0.36355), county ($0.32266) and Clear Creek ISD ($0.969) are the 2025 base, but Dickinson ISD ($1.142) covers part of the city, part is in Harris County, and MUDs and drainage districts on Galveston CAD's sheet run up to $1.50 per $100.119
  • Years of west side buildingLegacy plans about 1,630 homes and Hines 2,730 lots on the west side, with Hines' first lots slated for late 2027, and TxDOT's SH 99 Segment B-1 toll road from FM 646 is still unbuilt.2324
  • Drainage work in progressThe city planned over $50 million in drainage projects, including the $12 million Benson Bayou Regional Pond set for construction in 2028, so expect work zones and some projects that are still years out.22

The Reality

  • Michael’s bottom lineLeague City is really a hundred different neighborhoods, so shop the subdivision, not the city name. Before you fall for a floor plan, pull the appraisal record to see the school district, county and any MUD, look up the lot on the 2019 flood map, and ask for the WPI-8. If you are looking on the west side, find out what is planned on the land behind the house.
  • You may love it ifBuyers who want a wide choice of subdivisions, from the historic district to new west side construction
  • You may love it ifBuyers who want city trails, paddle trails and Clear Lake close by
  • You may love it ifBuyers who want I-45 and SH 3 running through town
  • Consider elsewhere ifIf you want to live next to Johnson Space Center with two ER hospitals inside the city, look at Webster.
  • Consider elsewhere ifIf you want a swimmable lagoon and new homes from around $300,000, see Lago Mar.
  • Consider elsewhere ifIf you want new construction inland on SH 288 in Alvin ISD, compare Meridiana.

League City Questions Buyers Ask

What are the pros and cons of living in League City?

The pros are about 100 subdivisions to choose from, 24 miles of city trails and 6 miles of paddle trails, I-45 through the city and a hospital on the Gulf Freeway. The cons are Galveston County's windstorm rules, a floodplain that covered about half the city on the 2019 FEMA maps, possible MUD or drainage district taxes depending on the subdivision, and years of west side construction ahead.

How much do homes in League City cost?

HAR publishes its yearly facts by subdivision, not for the whole city, so there is no single League City market value to quote here. For new construction, Community Impact reported projected prices of $400,000 to $800,000 for Hines' west side community. Ask for an MLS report on the subdivisions you are considering.

MUD, water and drainage districts depend on the subdivision, so read the appraisal record for the address.

Is League City in Galveston County or Harris County?

Mostly Galveston County, where it is the largest city, but part of League City is in Harris County. In that part the Harris County units replace Galveston County's, for example Harris County at $0.4175 per $100 for 2026, so confirm the county on the appraisal record.

What HOA fees should I expect in League City?

Michael’s Take Broker opinion, based on the sourced facts above

My take: League City is really a hundred different neighborhoods, so shop the subdivision, not the city name. Before you fall for a floor plan, pull the appraisal record to see the school district, county and any MUD, look up the lot on the 2019 flood map, and ask for the WPI-8. If you are looking on the west side, find out what is planned on the land behind the house.

League City vs. Nearby Neighborhoods

League City vs. Webster

Choose Webster and you gain: Two ER hospitals, a dense shopping and dining corridor and Johnson Space Center next door, with no MUD on HAR's Webster neighborhood tax table.

You give up: Very few houses (about 890 single-family homes and townhomes) and older ones, with a HAR median year built of 1972.

League City vs. Lago Mar

Choose Lago Mar and you gain: New homes from around $300,000 and a 12-acre swimmable lagoon on I-45.

You give up: Dickinson ISD at $1.142 per $100, a $0.90 MUD in some sections and the same Galveston County windstorm rules.

League City vs. Clear Lake and Galveston Bay

Choose Clear Lake and Galveston Bay and you gain: A wider choice of bay cities and waterfront homes, with city rates as low as Kemah's $0.1999 (2025).

You give up: More storm surge exposure along the bay and older housing in Clear Lake City (HAR median year built 1966).

Questions buyers ask about League City

Is League City a good place to live?

It suits buyers who want a wide choice of subdivisions, city and paddle trails, and I-45 and SH 3 through town, with groceries and an ER hospital inside the city. The main checks are windstorm coverage, the lot's flood zone under the 2019 maps, and which school district, county and tax districts the address falls in.

What are the downsides of living in League City?

Galveston County's windstorm rules apply, and the 2019 FEMA maps nearly tripled the homes in the 100-year floodplain. Tax rates change with the subdivision's MUD or drainage district, and the west side faces years of new subdivisions, drainage projects and a future toll road.
