Webster Questions Buyers Ask

What are the pros and cons of living in Webster?

The pros are two hospitals with emergency rooms inside the city, Johnson Space Center next door, a lot of shopping and dining, and I-45 and NASA Parkway through town. The cons are a small supply of houses (about 890 single-family homes and townhomes), older housing, heavy commercial traffic, and flood history along Clear Creek from Ike (2008) and Harvey (2017).

Michael’s Take Broker opinion, based on the sourced facts above

My take: In Webster you are buying location first, because the city has more apartments than houses and the houses it has are mostly older. Ask for the elevation certificate and any flood claims on every one, especially near Clear Creek, and budget for updates. If the right house never comes up here, League City next door has far more to choose from.

Webster vs. Nearby Neighborhoods

Webster vs. League City

Choose League City and you gain: About 100 subdivisions, new west side construction and 24 miles of city trails.

You give up: Galveston County's TWIA windstorm rules and, depending on the subdivision, MUD or drainage district taxes.

Webster vs. Lago Mar

Choose Lago Mar and you gain: New construction from around $300,000 and a 12-acre swimmable lagoon.

You give up: Dickinson ISD and Texas City taxes, a $0.90 MUD in some sections and first-tier coastal windstorm rules.

Webster vs. Clear Lake and Galveston Bay

Choose Clear Lake and Galveston Bay and you gain: Far more established resale neighborhoods and waterfront homes, much of the area in Clear Creek ISD.

You give up: Storm surge exposure along the bay and windstorm certificate rules in Galveston County and east of SH 146.
