Michael’s Take Broker opinion, based on the sourced facts above

My take: The Thicket is the Memorial pick for a buyer who wants more house from the 1980s and a trail system out the back. I would confirm the school district on the tax account before anything else, since it splits by lot here. Then pull the flood maps and the seller's elevation certificate, ask the HOA for the current assessment, and read the 2012 roofing policy if the roof is near the end of its life.

Memorial Thicket vs. Nearby Neighborhoods

Memorial Thicket vs. Fleetwood

Choose Fleetwood and you gain: Fleetwood is in Katy ISD with Terry Hershey and George Bush Park trails nearby, and HAR's 2025 median market value is $625,505 against $868,967 in the Thicket.

You give up: Its HAR 2025 median lot is 8,250 square feet against 10,322, and several associations with different rules and fees cover the area.

Memorial Thicket vs. Nottingham Forest

Choose Nottingham Forest and you gain: Nottingham Forest is in Spring Branch ISD and folds resident club membership with pools and lighted courts into its assessment.

You give up: HAR's 2025 Facts show an older (1967) and smaller (2,898 square foot) median home there.

Memorial Thicket vs. Wilchester

Choose Wilchester and you gain: Wilchester homeowners share the Wilchester Club's three pools, three tennis courts and park, and the area is in Spring Branch ISD.

You give up: Wilchester's HAR 2025 median year built is 1965, and two separate HOAs cover Wilchester and Wilchester West.
