The summary compares HAR figures and school districts for each community; each guide shows the official rates and association records we could confirm. The questions below cover the appraisal district, flood tools, commuter service and roads for the region.

Which school districts serve Sugar Land, Missouri City, Richmond and Rosenberg?
Fort Bend ISD publishes a 2026-27 School Locator for its area, and the City of Missouri City says Fort Bend ISD serves most of its students while Houston ISD serves the Colony Crossing, Fondren Park and Fonmeadow subdivisions. What is a levee improvement district (LID) in Sugar Land and Fort Bend County?
The City of Sugar Land describes levee improvement districts as political subdivisions of the State of Texas that build and maintain levees and other flood-control improvements along rivers and manage drainage. LIDs sell bonds that are repaid through property tax assessments levied by the district, so an LID can appear as its own line on a tax bill. Check the FBCAD account for the address to see whether an LID or MUD is among its taxing units.

Where do I check flood maps for Sugar Land, Missouri City and Richmond addresses?
Fort Bend County's Drainage District links a Floodplain Mapping Tool and FEMA's National Flood Hazard Layer viewer and lists the county's FEMA maps as effective April 2, 2014. FEMA's Flood Map Service Center searches the official map by address and warns that downloaded information may be superseded by new maps over time. Look up the address on both, ask whether it is protected by an LID levee system, and request the seller's disclosure and any elevation certificate.

Richmond is the county seat of Fort Bend County and was first incorporated by the Republic of Texas in May 1837. Master-planned communities such as Sienna and Riverstone can sit inside a city, its extraterritorial jurisdiction or a MUD, and TCEQ says a MUD's notice to purchaser must state whether the property is inside a city or its ETJ. Check the address's FBCAD taxing units and the notice to purchaser to see which applies.
